Magic for Sale

All,
My wife and I are looking to sell Magic, our Cal 2-27. She's in great condition for a 35 year old hull, and we have loaded her with all kinds of extras. As we are so fond of Magic, we have been unable to decide what price we should list her at, so I am asking the Cal list for some advice. Attached is a PDF with some details. Please take a look and let me know what you think. Brutal honesty will be appreciated.

Looking at yacht broker, cal 2-27 rang from $7,500 to $9,500. Their is one in our marina next to us that re-powered and is listed at 12,500. It hasn't sold since it was listed 4-5 years ago.
I know broker fees are high, they do provide a service in listing boats and providing actual sales data for fair pricing.
My conversations with brokers, in this price range, buyers are looking for deals, not for dream boats.

profit.com, and sell the boat yourself. Do not use a broker. Ask $14,000.

Be careful about inviting brutal honesty. Sometimes it's more brutal
than honest. With old fiberglass boats, it's always possible to find
the same model boat for almost no money--maybe even free. But the cheap
or free boat won't have the upgraded equipment or the care and
maintenance that a dedicated owner has provided. Your boat looks to be
in safe sail-away condition. The cheap/free boat would not be. You
should not be reluctant to tout the advantages of a well-kept boat.

I have a couple of thoughts that don't really answer your original question, but go to the heart of what we grapple with when we contemplate moving up to a larger boat. First, one of the predictably irrational thoughts that all of us have is that we tend to overvalue what we have (see the book by behavioral economist Dan Ariely). This is accentuated by the amount of loving labor we put into them. Hence, we want more for our boats then the market will usually give us.
Secondly, whenever I think of moving up to a larger boat, I think of the years of work and thousands of dollars of upgrades I have already put in. Your list is even longer than mine. If I buy a new boat in my price range I will inevitably start all over again with the process. Unless of course I can buy my new used boat from someone like you. This always gives me pause and my 29 footer looks pretty darn good to me. I would imagine you are having some of the same thoughts. My plan is to wait for the perfect new boat to come along before pulling the trigger on a move up. Then I will be willing to let go of some value on my current boat rather than spend half or more its value on moorage waiting for a buyer as I have seen some do.
I have enjoyed your contributions to the list. Maybe you can find a larger Cal.....

I paid $10,000 for mine ('75) a couple of years ago. It was in excellent shape, repowered with a Kubota diesel. Best money I ever spent.
